Stenata Lodge is a member of the luxury Hotels and will be fully managed and serviced by Bulgaria's leading Property Management Company MaxConsult.BG Ltd., in partnership with the Property Management Ltd. and T-Hotels management group. The Club will function all year round and will welcome skiers, golfers, tourists, investors, participants in company meetings and business seminars and long-term tenants. Belvedere will be advertised internationally in the brochures of the leading tour operators providing services in Bulgaria. Special arrangements and discounts will be arranged for the owners at Belvedere with the nearby Pirin Golf Club and the Bansko Skiing Centre
- Management and maintenance of all relevant documentation.
- Organisation of any sort of maintenance required for the apartment, inclusive regular cleaning, change and laundry of linen, rental preparation, daily cleaning when occupied by tourists, etc.
- Regular communication with you the owner in case of any unexpected circumstances, and to produce at your request documentation for all expenses made with connection to the property.
- Organisation and payment of whatever expenses relating the property to third-party suppliers, including: power and water supply bills, cable TV, Internet subscription, cleaning and the general maintenance of the apartment, also repairs and renovation as required etc.
- Web access to the bookings made by the tour operator for your apartment, so you can see the availability for yourself, friends and family, or check your rental income.
- Organisation of the issue of the categorization papers, licenses or similar required by the law for the short- or long-term rent of the property.
- Organisation and the payment of the annual property tax and waste collection fees.
- Organisation, filling and submission of the annual tax declaration and payment of all taxes due by the apartment owner for the income related to the rental of the apartment.
- Marketing the property to tour operators and travel agencies for rental to their tourist contingents.
- Reception desk services and dispatcher, key services to incoming and outgoing tenants/ visitors.
- Registration of the tenants as foreign citizens at the local police station as required by virtue of law.
- Safe-keeping of resources on behalf of apartment’s owner which are to be used against expenses directly related to the apartment or its common parts under the terms of the actual freehold.
- Organisation, book-keeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
- Representation of the apartment owner and protection of his/her rights and execution of his/her will before whoever third-party service providers, agents, local authorities, tax administration bodies and tenants etc.
